What is the average construction time?
There are so many variables when predicting a time frame for a new build or renovation. The most important thing to note is that regardless of how long your project may take, Adam Construction will always build your project within the contracted time frame allocated.
As a basic guide only – a single level extension may take 3-6 months and a two-storey extension may take 6-8 months. A brand new home may take 8-12 months.
How much notice do you need to start work on a project?
If you have all your plans stamped and ready to go with council permits and approval then building can usually start approx. 2-3 weeks after signing the contract.
Should I move out?
This is entirely up to you and will depend on the type of work being carried out and what facilities you will have available to use. It is important to take into consideration that when you move out, the tradesmen do not have to unpack and pack up at the end of each day, allowing more time for your job to get done, which in turn will get your project finished faster.

How much will a renovation or new build cost?
The design that is developed for your project will be designed with your particular budget in mind. We do not charge a consultation fee or a fee for quoting your project however costs will be incurred where drawings are required. Remember that any extension will add value to your home.
Generally the cost of building a single storey extension is cheaper than building a double storey extension. Building outward means that you can keep your original roof and can extend the streetscape presence of your house which in turn can increase the value of your home. The lesser cost of a single storey extension can also mean that further additions such as a kitchen renovation or a bathroom renovation are possible. Although the cost of building an upward extension is higher, an additional level to your home can enhance the access to picturesque views of the city skyline or water views which dramatically increase the value of the home.

If I enter into a preliminary agreement do I have to sign a contract with the builder?
No, you don’t have to sign a building contract. A preliminary agreement is a separate contract signed by you and the builder to carry out preliminary work. The type of work is usually defined on the agreement and can include things like design concepts and plans, preliminary drawings, plan preparation, engineering, foundation design and site survey.
Although you may have a contract for the builder to carry out preliminary work you may not have a right to use the plans with another builder for reasons of copyright. If you decide to build with another builder then you may be required to purchase that copyright to proceed.
Is it difficult to go through the contract process?
No! At Adam Construction we streamline the process to make it as quick and easy as possible. All our contracts are designed and formatted by the Master Builders Association of Victoria and are prepared in accordance with the Domestic Building Contracts Act 1995.
When you are ready to enter into a contract with Adam Construction, Adam will personally sit down with you and explain the entire contract and building process prior to you signing. Throughout the entire build, we are always available to help and answer any questions you might have.
Can I request a variation to the contract once it has been signed?
A variation can be requested at any time during the contract and parties should refer to the Variations By The Owner clause 12 in the contract for further information. Generally, when you request a variation, the builder has the option to agree or refuse to carry out the variation.
Is there a cost involved to make a variation to the contract?
No fee is charged to make a variation to the contract however added costs are usually incurred for the building process and any extra materials required.
Can the builder make a variation to the contract?
The contracts designed by the Master Builders Association allow both the owner and builder to make requested variations. The contract sets out a process for each party to request a variation and also sets out the requirements for payment and adjustments of variations.
How long does a council approval take?
The information below is to be used as a guide only. Each council has different requirements and should be contacted directly for specific answers.
There are three stages to a full council approval: – Planning Rules consent, Building Rules consent and Development Approval.
Stage 1 – The council assesses the application for the Planning Rules consent. This takes approximately 4 – 6 weeks and can possibly involve a septic approval and a Developer approval.
Stage 2 – While the council is assessing this first stage the private certifier begins assessing the application for Building Rules consent. The private certifier takes approximately 1 – 2 weeks to issue their consent once they have sited the conditions of approval on the Planning consent. Building consent cannot be issued unless Planning consent has been granted.
Stage 3 – Once Planning and Building consents have been granted the council does a final review in order to issue a Development Approval. This takes approximately 1 week and is the formal council approval that allows us to construct your new home.
The total amount of time taken for the three stages is approximately 8 – 10 weeks.
